Planning approval for final phase of Mayo business park
PLANS for the final piece in the N5 Business Park jigsaw in Castlebar have been approved by Mayo County Council.
The proposal will deliver 17,084 sq. m. of retail warehousing and commercial gross floor space in what will be a multi-million investment in the future commercial growth of the county town.
A planning application by developers Primbrook Investments Ltd. has received the green light from planners, clearing for way for the completion of the existing N5 Business Park at Moneen, Castlebar.
The site is vacant at the moment and fenced off.
The new scheme will deliver considerable economic and other benefits when completed, the developers say.
The retail warehousing element is intended to provide a modern facility for major multiples to serve the town and its considerable catchment area, it was submitted to planners.
Block A comprises seven retail warehouse units, with c. 8,166 sq.m. gross floor space, including an anchor unit with ancillary garden centre area.
Block B comprises five commercial units (in two-storey configuration), comprising 8,918 sq.m.
A planning statement on behalf of the developers said: 'The subject site is at a landmark location at the gateway to Castlebar, and as such has the opportunity to deliver a substantial gain to the town in terms of provide a major addition to the built form, and to provide important additions to the resource of retail warehousing and commercial floorspace of the town. Given the scale of the development, it would be envisaged that it would be completed on a phased basis, albeit implemented in its totality overall.’
The grant of planning permission is subject to a number of conditions.
One condition stipulates that only retail warehouse type activities or retail sale of truly bulky household goods such as household appliances, furniture and carpet sales, electrical appliances, DIY supplies, garden centre goods, building supplies, tiles, kitchen/bathroom shops or showrooms, computer stores, etc., will be permitted in the retail warehousing unit unless otherwise approved in writing by Mayo County Council. Retail activity or uses (including service/office activities), which would normally be associated with the town centre, will not be permitted.
No food/grocery or clothing retailing activity shall be permitted in any of the units on site. T
he condition is to protect the existing retail activity in the general area and in the interest of proper planning and development.
